It’s a desirable area for people looking to commute to San Diego but live outside the city and for anyone who wants to live near the beach. Home prices in Southern California, Carlsbad included, have been steadily and speedily rising in the last decade, so your home may well be evaluated for a price substantially above what you originally paid.

What’s involved in a home evaluation?

Home evaluations have been simplified since real estate agents have taken their business to the Internet in order to service clients more conveniently. Often, you can take just a few moments to fill out a survey online and a real estate agent will contact you and let you know how much your home is worth. Of course, this service generally comes with the assumption; you will use the same agent or realtor to sell your home, but there is no legally binding agreement made when you use Internet home evaluations. These evaluations usually ask for the style of your home, type, square footage, lot size, location, type of heating, age of house, number of bedrooms, number of bathrooms and whether you have a fireplace and a finished basement. Some appraisals also expect you to rate the “showability” of your home on a scale of one to 10. You’ll have a chance to inform the agent of any special features that would make your home more valuable.

The home evaluations completed by real estate agents are generally fairly accurate. They are called comparative market analyses (CMA). It’s generally advisable to have more than one CMA just to make sure realtors’ estimates are realistic. If you want to have a highly precise estimate of your home price, you should have an appraisal. These are prepared by professional appraisers and are the only home estimates accepted by banks for loan purposes.

How much are Carlsbad homes typically worth?

If you’re looking to compare home prices in your area, it’s best to check out neighborhood listings and fan out your search from there. Often, prices fluctuate on a block-to-block basis so a Carlsbad-wide comparison is not necessarily worth much.
